You can find old, single-wide mobile homes sitting at the backs of dealers' lots all over the country, and many dealers and private owners are so eager to get rid of them, they'll sell them for next to nothing. If a single-wide mobile home is too narrow for your tastes or needs, an interesting solution I've seen done is to bolt two of them together, side by side, and cut doors through the adjoining walls where needed.
With proper footings underneath each unit and a new roof overhead, you'll have a solid, leak-proof structure, and two inexpensive, 12'x50' units will give you by far the cheapest square-foot house possible. If you use two mobiles with house-style not cranking windows and fully enclose them in a new structure with a peak roof, you can make your home look almost exactly like a conventional house.
Of course, when we're talking about older mobile homes, "cheap" cuts both ways. By building a new structure around the mobile, you'll eliminate its main practical disadvantages such as poor insulation and leaks, but you'll still have a cheap interior. If that's unacceptable, you can build a pole house from scratch, with the only major difference in framing being the need for a floor. You'll have to install interior walls, wiring, plumbing, counters, cabinets, fixtures, etc.
Whether you plan to build a pole house from scratch, build around a single mobile home, or build around two mobile homes, you'll need a building permit. Pole buildings are commonly used for garages and barns, and given their structural strength, they should be easily accepted for houses too.
Maybe your dream home is located on the oceanfront or on a vast farmland spread. Land prices vary dramatically, and that price is affected by location and lot size. If you don't have a particular lot in mind, oftentimes, your builder will have land for sale in a given area. Get a sense of whether that area has the mix of comfort, access, amenities, and privacy you want in a neighborhood. Whether you have kids or not, the quality of schools in a neighborhood is important to note.
Areas with better schools often have higher home values. In addition to cost per square foot, these factors come into play in determining resale value should you ever wish to sell.
Building permits vary depending on laws and requirements. Some covenants even have square footage parameters outlined. In the same way, the coating will reflect heat back into the home in the winter. Having windows with low-E coatings will improve efficiency. Most vinyl windows have gas, typically argon gas, filling the space between the panes. This acts as an insulator, reducing heat loss and condensation on the windows. In high end windows, an insulating glass spacer is used to join the panes of glass together.
This spacer used to be made of metal, but now a synthetic elastomer is used. Not only does this spacer feature improve efficiency, it also reduces noise transfer from the outside. If you are working with a window company that also manufactures their own windows and doors, you might be able to customize your replacement windows.
You can choose what features and upgrades you want for some or all your replacement windows. Most companies will have all these features in their standard windows but can offer upgrades. For example, you can get security glass or an upgrade low-E coating that has higher UV resistance. If a window company does not have windows with low-E coatings, gas fill insulation or insulating spacers you should be cautious of their quality.
Triple pane windows are more energy efficient than double pane windows. They are also more expensive. That extra pane allows for another layer of argon gas, providing more insulation and greater thermal performance. That said, double pane windows can still be good if you live in a milder climate. To determine whether you need double or triple pane windows, you should see what type of window is recommended for your climate zone.
Canada is divided into three climate zones. Windows must have a specific energy rating ER to qualify for each zone. More areas in Canada will require the ER rating that comes with triple pane windows.
Window manufacturers that offer longer, more comprehensive warranties might be slightly more expensive. Before you purchase any windows, ask about the warranty. Most companies offer a warranty, 10 to 25 years, on hardware and glass. Warranties on workmanship are less common, but some companies do offer them.
